EXISTING-HOME SALES GAIN STEAM
For the first time in 2014, existing-home sales rose during the month April while inventories increased, according to a recent report by the National Association of REALTORS (NAR). Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops rose 1.3 percent in January to a seasonally adjusted 4.65 million units for the year.

NAR chief economist Lawrence Yun anticipated the market improvement. "Some growth was inevitable after sub-par housing activity in the first quarter, but improved inventory is expanding choices and sales should generally trend upward from this point," he said. "Annual home sales, however, due to a sluggish first quarter, will likely be lower than last year."
Nationally, total housing inventory increased 16.8 percent during April to 2.29 million units. The median time for homes to sell was 48 days in April, a decrease from 55 days in March, while 41 percent of April home sales were on the market for less than a month.
MORTGAGE AFFORDABILITY UPDATE
Freddie Mac reports the national average commitment rate for a conventional, 30-year fixed-rate mortgage at 4.34 percent in April, which is unchanged from March but up from 3.45 percent recorded in April 2013. Approximately 70 percent of investors paid cash during the month.
Steve Brown, NAR President, sees a lot of opportunity in the current market. "The typical time on market shrunk in April, with four out of 10 homes selling in less than a month," he said. "Homes that show well and are properly priced tend to sell the fastest. More housing inventory gives buyers better choices, and takes the pressure off of the buying process, which is a welcome sign, especially for first-time buyers."

Housing Market Predictions for 2014

The road to recovery will continue through 2014. The chief economist for the National Association of Realtors (NAR) predicts home prices to increase an additional 6% next year. As a result, many now realize that it is a great time to buy a home before prices spike and a great opportunity to sell before inventory drastically increases. The following are 5 reasons to place your home on the market early in 2014.

1. Demand is High
The most recent Existing Home Sales Reports by the NAR show a double digit increase in sales year-over-year; home sales have remained above last year's levels for over 25 months now. There are buyers out there now that are serious about purchasing.
2. Supply Is Beginning to Increase
Total housing inventory has been gradually rising locally in Tracy up to a 1.9 month supply compared to a 0.9 supply back in April. Nationally, many expect inventory to continue to rise as 3.2 million homeowners escaped the shackles of negative equity in the last 12 months and an additional 1.9 million are expected to enter positive equity in the next 12 months. Selling now while demand is high and before supply starts to increase may obtain you your best price for your home.
3. New Construction Is Coming Back
Over the last several years, most homeowners selling their home did not have to compete with new construction projects around the block. As the market continues to recover, more and more builders are jumping back in to the market. These "Brand New" homes will again become competition as they are an attractive alternative for many buyers. 
4. Interest Rates Will Again Rise
Although Freddie Mac's Primary Mortgage Market Survey shows that interst rates for a 30-year mortgage have softened recently, most experts predict that they will begin to rise later this year. The Mortgage Bankers Association, Fannie Mae, Freddie Mac and the National Association of Realtors are all predicting that rates will be up almost a full percentage point by this time next year. Whether you are moving up or moving down, your housing expense a year from now when you purchase your next home.

TracyRealEstateBlog- How Will Government Shutdown Affect Real Estate?

The recent U.S. Government shutdown is a topic that must be weighing heavily on the minds of many, maybe more so for home buyers and sellers. Most buyers and sellers can rest assured that the process won't be delayed by the shutdown. Those with a conventional mortgage shouldn't be affected.

Those with FHA or VA mortgage, if you've already begun the process, it's likely you won't be affected either. Banks will continue to process loan applications. Appraisals will continue be ordered and completed. Once the loan goes through the local underwriter and is sent to FHA for final approval, it will be a few weeks out, so it's likely the shutdown will be resolved by then and not affect them.

For buyers with an appraisal this week - after their loan is sent to FHA for approval, we still have 30 days until the close, plenty of time in case of a delay.

Essential government services will continue and most Real Estate buyers and Sellers should not be affected.

TracyRealEstateBlog-Is Your Zillow Zestimate Wrong?

Unfortunately many homeowners today rely on Zillow's Zestimate tool to give them an estimate of their home's value. Zillow's Zestimate may not be as accurate as they think, especially in the volatile California real estate market. Tracy CA and Mountain House CA home listing prices and home sales are largely affected by complex real estate market trends, with their close proximity to the Bay Area.

According to The Wall Street Journal, Zillow’s Zestimate tool utilizes a home's sales price, sales history, tax assessments, and square footage. Their tool includes a value based on comparable homes.

Although Zestimate may provide an accurate home value for some homes, it may be off by a large amount for other homes. Past sales history isn't always a reliable predictor of a home's value. The real estate market can be very volatile as we saw with the housing boom (economic bubble) of 2000 and it's subsequent bust a few years later. Tax assessments may be inaccurate as some homes may not have been assessed in years. The Zestimate also doesn't take into account all of the housing features and upgrades for each home, such as a recent kitchen remodel.

Bill Garber, a spokesman for the Appraisal Institute, the main trade group for U.S. property appraisers, said that Zestimates, like most automated valuation models, or AVMs, are not used by appraisers as a benchmark because they are based on public information and information from local multiple-listing services that is often inaccurate...Zestimates are a form of AVM … AVMs have limitations, the biggest being the lack of inspection and oversight of any improvements. Complex markets render them nearly useless. They’re basically an aggregation of public records data, and public records are riddled with errors,” Mr. Garber wrote in an email. “Some AVMs are now intermixing MLS information, which is also filled with incorrect information. Our family is in love with the house and has been in the pool all weekend. Our 4 year old nephew tells us, “Thank you Auntie Tina and Uncle Mike for buying this house! I love to go swimming here and I told my dad we have to move in with you." Our son was very emotional when he saw his room painted blue and now he can’t wait to bring out all of his Hot Wheels tracks to play with, and not get yelled at by his sister to clean up the room. This experience has been great!!!!!!

The median sales price for homes in Tracy CA for Jun 13 to Aug 13 was $317,000. This represents an increase of 5.7%, or $17,000, compared to the prior quarter and an increase of 26.8% compared to the prior year. Sales prices have appreciated 19.9% over the last 5 years in Tracy. The average listing price for Tracy homes for sale on Trulia was $399,929 for the week ending Sep 04, which represents an increase of 2.2%, or $8,570, compared to the prior week and a decline of 1.7%, or $6,755, compared to the week ending Aug 14. Average price per square foot for Tracy CA was $163, an increase of 30.4% compared to the same period last year.

The median sales price for homes in Mountain House CA for Jun 13 to Aug 13 was $405,750. This represents an increase of 8.1%, or $30,250, compared to the prior quarter and an increase of 24.9% compared to the prior year. Sales prices have appreciated 6.8% over the last 5 years in Mountain House. The average listing price for Mountain House homes for sale on Trulia was $454,170 for the week ending Sep 04, which represents a decline of 0.9%, or $4,129, compared to the prior week and a decline of 1.8%, or $8,498, compared to the week ending Aug 14. Average price per square foot for Mountain House CA was $161, an increase of 29.8% compared to the same period last year.

The median sales price for homes in Manteca CA for Jun 13 to Aug 13 was $289,250. This represents an increase of 15.7%, or $39,250, compared to the prior quarter and an increase of 44.6% compared to the prior year. Sales prices have appreciated 31.7% over the last 5 years in Manteca. The average listing price for Manteca homes for sale on Trulia was $337,434 for the week ending Sep 04, which represents an increase of 0.9%, or $3,147, compared to the prior week and an increase of 0.2%, or $562, compared to the week ending Aug 14. Average price per square foot for Manteca CA was $146, an increase of 40.4% compared to the same period last year.
